The complete architectural service covers the project from initial concept through to construction completion. It is suited to clients who want a fully guided process and a cohesive design outcome carried through from idea to completion.


Typically 8–12% of construction cost.


Pre-Design

  • Client meetings to establish a clear brief
  • Site visits to record constraints and opportunities
  • District planning review to establish development parameters
  • Feasibility assessment to test project viability and trajectory
  • Site plans and feasibility report issued to confirm brief, clarify site parameters, and recommend project pathways


Concept Design

  • Exploring the building’s layout, form, and relationship to the site
  • Testing different approaches to space, light, and flow
  • Developing the initial design direction
  • Gathering client feedback to ensure the design is on track before progressing


Developed Design

  • Incorporating feedback from the previous stage
  • Resolving the building’s form, materials, and key technical aspects
  • Coordinating structural, services, and construction approaches
  • Refining the design through a final round of client feedback


Cost Estimate

  • Preparing preliminary documentation for pricing
  • Engaging quantity surveyors to provide cost estimates
  • Ensuring the design aligns with budget before progressing


Documentation

  • Preparing full construction and consent documentation
  • Engaging and coordinating with required consultants


Consenting

  • Managing engagement with local councils to obtain building and/or resource consent


Construction Observation

  • Ensuring the home is built in alignment with the drawings and design intent
  • Providing ongoing oversight throughout construction
  • Conducting site visits, liaising with the building team, and responding to variations as they arise


A design-focused service covering initial site understanding through to developed design. This option is suited to clients who want a considered design direction while retaining flexibility in how the project is taken forward.


Typically 3–6% of construction cost.

A focused early-stage service to assess the potential of a site before committing to full design. The outcome is a clear understanding of what is possible on the site, along with early design direction and recommendations for how to proceed with the project. This stage is ideal for clients considering a site purchase or seeking clarity before engaging in a full design process.


Typically 0.5–1.5% of construction cost.


Feasibility Study

  • Client meetings to establish a clear brief
  • Site visits to record constraints and opportunities
  • Planning review to establish development parameters
  • Feasibility testing to assess project viability and trajectory
  • Site plans and feasibility report to clarify site parameters and recommend project opportunities


Working in collaboration with others on a project during the design stage to provide expert design input and guidance.

Design Review & Collaboration

  • Initial meetings to establish a clear brief and scope of involvement
  • Site visits to understand constraints and opportunities (where required)
  • Design workshops and collaborative working sessions
  • Preparation of written and/or verbal design recommendations
  • Presentation of findings and input to the wider design team
