Sunlit coastal landscape with waves and rocky cliffs.

Architectural Site Review Service

A focused pre-purchase or pre-design assessment to understand the architectural opportunities, and potential of a site before committing to a purchase or project.

Below is a summary of the process.

We begin with a conversation to understand your goals, aspirations, and how you intend to use the site. This ensures the review is tailored to your specific project and decision-making needs.

Key areas include:

  • Your intended use of the site and project aspirations
  • Budget expectations and level of ambition
  • Design preferences and lifestyle considerations
  • Any known concerns or questions about the site
  • Timing and intended next steps

We undertake a detailed review of the physical characteristics of the site and its surrounding context to understand how it behaves and what influences it.

Key areas include:

  • Site orientation, sun, and climate conditions
  • Topography, access, and buildability considerations
  • Views, privacy, and relationship to neighbours
  • Vegetation, landscape features, and natural context
  • Surrounding built environment and site context

We assess the site against relevant planning controls and regulatory requirements to identify any constraints or approvals that may influence what can be built.

Key areas include:

  • Zoning and district plan requirements
  • Setbacks, height limits, and site coverage controls
  • Resource consent triggers or potential restrictions
  • Overlays, hazards, or environmental constraints
  • Any compliance risks or development complexities

We translate the findings from the site and planning review into clear architectural insight, identifying what the site could realistically support in design terms.

Key areas include:

  • Likely building placement and orientation opportunities
  • Spatial layout and configuration possibilities
  • Indoor–outdoor living and connection to landscape
  • Response to sun, views, privacy, and natural features
  • Key opportunities and constraints shaping design potential

The findings are brought together into a clear and practical report supported by diagrams or site plans, providing a consolidated view of the site’s potential.

Key areas include:

  • Summary of key site characteristics and findings
  • Overview of planning and regulatory constraints
  • Architectural opportunities and design implications
  • High-level recommendations and next steps
  • Annotated site diagrams or plans where appropriate
